			<content:encoded><![CDATA[<p>Everyone has preferences how we learn and educate. These preferences can change throughout time.</p>
<p>Depending on what you are studying, a specific type or combination of learning techniques can produce greater results, no matter what your inclination.</p>
<p>Modalities are types of learning such as; visual, auditory and kinesthetic. There are also gustatory and olfactory, which you may come across occasionally.</p>
<p>Let&#8217;s take a look at the three main ones and how they can affect teaching and learning.</p>
<p>Visual Learners<br />
65 % of people are visual learners and they do better with charts and demonstrations. They will pay more attention to their surroundings and acquire information that way. Usually visual learners will enjoy reading and writing as well.</p>
<p>Auditory Learners<br />
Auditory learners prefer to hear information. They may talk to themselves more than most. They are more likely to read out loud and are more vocal. Although 30% of people are this type of learners, most people will learn this way later in life.</p>
<p>Kinesthetic Learners<br />
This group comprises only 5% of adult learners. Kinesthetic learners do best with touch and movement. They like to use their hands and bodies to learn. They may take notes. Usually they prefer to scan first when reading to get the big picture, then they will reread. You will notice that they are more likely to highlight words and draw diagrams.</p>
<p>The type of learner you are is not as important as what you are learning and which learning type or combination will work best for that particular task. So depending on what you are learning, a particular type could be more appropriate and help you to learn more quickly.</p>
<p>Your learning type will always play a key role and should always be taken into consideration.</p>
<p>If you are a teacher it would benefit you and your students if you take the time to learn more about the three main learning types. You can then present your lessons using all three types. This will help all of your students to understand, with more clarity. Since they will prefer one type over the other, this will make the most sense in allowing them to grasp your ideas in a way they do best.</p>
<p>By using all three methods you are reinforcing your points while making it more comfortable and enjoyable for your students to pick up on your ideas.</p>
<p>This is also a great way to write reports and articles to make sure you deliver your thoughts to everyone, thus achieving successful results. </p>
<p>Use action verbs for the visual learners. Let them visualize what you are saying. Use clear instructions for the auditory learners and maybe an mp3 if possible. Use clear phrases and action verbs to those that prefer kinesthetic learning. An example or exercise they can physically perform would add great value for them.</p>
<p>Even though we all have our learning preference, most of us can learn using any combination of these. It&#8217;s possible that a disability may influence this in some cases.</p>
<p>It seems to be more important to use the best modality for the task at hand. If you incorporate the other types into your lessons, you will have the best chance of reaching all of your students and attain a higher success rate.</p>
<p>This also will apply to you, as you learn and discover things yourself.</p>
<p>In essence, whatever you are doing to accomplish a specific, you must recognize how to communicate effectively to ensure positive results.</p>
<p>Therefore, a superior understanding of modalities; learning how to utilize them successfully, can improve your quality of life and those of others, that you will encounter throughout your lifetime!</p>

Real estate development is a team accomplishment, and these people are going to become your team on that project. Include them in your vision, create open and professional relationships with them, and these contacts can help you become as successful as you wish to be. </p>
<p>Probably the people you will be working closest with are your investors. Investors are the people who front the money necessary to pay for your plan. They will want to see your business plan, and will want to be kept up to date on how the project is proceeding. Be sure to keep in contact with your investors, give them the information they need to make the right decision to invest with you, and then give them continual updates. By being open with your investors, you are paving the way for a long and profitable relationship.<br />

			<content:encoded><![CDATA[<p>Real estate development is a broadly defined concept in the real estate industry. It is different from being a real estate agent or even purchasing real estate for resale.</p>
<p>Development means that changes are done to the property to increase its value on some level; whether upgrading the utilities, correcting cosmetic flaws, changing the buildings usage, or even purchasing raw property with the plan to turn it into the next shopping center, apartment complex, or skyscraper full of office space in your neighborhood or city.</p>
<p>For me to be successful in real estate development, it helps to have a business plan. A business plan is a document that has details on how you operate. The plan defines the properties looked for, who you work with, what is done in property, what is contracted out, how different properties are given a facelift, and so on. Many developers work on several projects at once, so having a detailed plan for each project, may be helpful to ensure that each one is on the right track.</p>

Just pay what is owed and the property becomes yours, which can be resold for current property values. If the property is sold at auction, you must do your homework. At auction, the property is put up for sale at a minimum bid, and then bid upon until the person willing to pay the most for it wins the property. By doing your homework, you will understand what the property is worth and avoid over paying for a property that looks great, but is in a low value neighborhood. </p>
<p>A short sale property is when the bank has taken possession of the home and is willing to resell it for less than its value or the amount due on it, to keep its loss to a minimum. This opens up another opportunity for the investor to buy a property at a low price and resell it at current value. Contacting banks and asking them for short sale lists, is an option to buy property this way and another is to contact a real estate agent specializing in short sale properties.<br />

Personally this sad story is one of the major reasons that the economy is in so much trouble, but this story can have a happy ending for you. With all the foreclosed homes across the country, that means a ton of opportunity for you to get in there and buy low and sell high. The trick is to understand what is a short sale or foreclosure opportunity and how to take advantage of it. </p>
<p>A foreclosure is where a person or company with a lien on the house forces the ownership of the house from the listed owners to its possession for sale to cover the existing debt. Most commonly this is the bank holding the promissory note on the home, but can also be a government agency seeking taxes owed or private company seeking to be repaid for a debt. </p>
<p>When these properties are found they may be purchased at auction or for the amount owed on the lien, which is generally significantly less that the property is worth.<br />

<p>As you all know, the crippling earthquake in Haiti has left a city in ruins, insurmountable death and people around the world shocked by the havoc of nature and the great need.</p>
<p>I asked myself this question today, “what can I do to make a special difference”?  My answer was, anything you do is appreciated, as crippling devastation is worsening in Haiti.</p>
<p>From governments, to you and me, together we can help, we can mobilize our troops, combine efforts to help the living and make sense of this natural disaster.</p>
<p>The stories being told of heroism, grace and valor, amid the rubble of tragedy are awe-inspiring!</p>
<p>Contribute to your local reputable charity, assist one another, as our world is small and each and every one of us has a uniqueness that is special to help someone in need!</p>
<p>What prompted me to write this note for you to share, was me over hearing a small child at the supermarket this evening say, “Mom, can I give all the money in my bank account to help the young children in Haiti.”   This child had learned at this early age, we are a small global community, which is instantaneously connected!</p>
<p>Let us all connect, let us all pray and let us all be grateful for all we have! </p>

As I reflect on 2009, I think of the many challenges, facing our future. </p>
<p>We have all felt the impact of fear and uncertainty, during these critically weak economic times.</p>
<p>Now ask yourself, what was the greatest lesson learned in 2009? </p>
<p>Looking back together, I would have to say, mindset…..<strong>YES</strong>…..mindset; for I always believed our greatest accomplishments cannot be attained, without steadfast commitment and dedicated intensity.  </p>
<p>People begin with different personalities and different skill sets; but it is clear that experience, training, and individual effort, take them the rest of the way.</p>
<p>It is impossible to ascertain the impact when an individual is reinforced with proper inspiration and preparation, their mindset can accomplish the impossible! </p>
<p>A positive mindset allows the individual to empower themselves and others, through their inner luminosity, which spreads like a blanket for all humanity.</p>

			<content:encoded><![CDATA[<p>What is Spirituality? Probably everyone&#8217;s idea about it is different. Most religions define it as a connection to God. Others may say it&#8217;s a connection to the universe or &#8220;Oneness&#8221;. </p>
<p>However you want to describe it, your spirituality can improve your quality of life. </p>
<p>Throughout history, people have drawn upon it when they needed it the most, such as; during a crisis, a death of a loved one and the downward economy. Spirituality can help you become strong, face the unknown and have the faith needed to march ahead or get through that tough situation. </p>
<p>The mind, body and spirit are said to be connected. The spirit is the essence of you. It&#8217;s the part of you that lives on and is where you receive your hunches, intuition and gut feelings. This is where your faith comes in as well. </p>
<p>The mind processes your thoughts. The chemical reactions produce feelings, emotions and thought vibrations. The mind could be thought as a bridge between the body and soul. </p>
<p>Your body is home to your mind and allows you to have a physical connection with your physical world. </p>
<p>With a deep spirituality you can stay positive and see the goodness around you. The courage it brings is what propels you forward and keeps you creative. </p>
<p>As you become comfortable with yourself and build a foundation and connection to God, you will become more aligned with your real ambitions. With a clear awareness that guides you, with clear choices, you will then attract what you desire. </p>
<p>Now you are creating your own world, as you reflect the goodness of humanity. </p>
<p>If you find that it&#8217;s hard for you to be spiritual, then you can discover ways to help you accomplish it. </p>
<p>Meditation is one way. It has been used throughout history.  Meditation has been studied and is known to grow certain areas of the brain and improve memory. It can also let you find your true self. </p>
<p>Other ways can include your house of worship, books or just practicing being a good person that cares about others. Learn to forgive. Holding hatred inside will hurt yourself and the people who care about you. So even if you can&#8217;t forget, discover forgiveness. </p>
<p>Help others that need your assistance when you can. Try to look at their life, as if it was your own. How would you feel? </p>
<p>Take care of yourself and be kind to yourself and others. Let your friendly human nature emerge and live your life with joy and contentment. </p>
<p>As a child you expressed yourself freely. You enjoyed the simple things in life and connected easily with others in a friendly way.  As you grew, you became more rigid. You loss trust and became more serious and businesslike. </p>
<p>We all still have that &#8220;child&#8221; in us and we need to bring out our &#8220;child likeness&#8221; more often, to really enjoy life and be connected to nature again. </p>
<p>What will be your personal path? Where do you choose to go? It really is up to you to decide. </p>
<p>Your spirit is life and your mind will help you construct your thoughts into the physical results. With a greater spirituality, you can brighten your lamp with your spirit&#8217;s energy and light up your brain and body. </p>
<p>With more spirituality comes a deeper more profound essence of life!<br />

<p>Relationships and connections are very important and invaluable to your health, wealth, happiness and success. Everyone wants to be accepted and loved by families and friends. </p>
<p>In business it is also crucial that you master the gift of relationships. If you want to be accepted and open up opportunities then knowing how to relate to others is of the utmost importance. </p>
<p>First of all, you must treat yourself with love, compassion and acceptance. Break out of the negative patterns that will hold you back and fuel your fear of rejection. </p>
<p>Once you start treating yourself with respect and feel confident, then you can share these attributes with others and form valuable relationships. </p>
<p>You may not realize it, but in the next few minutes you&#8217;re going to learn how to earn other&#8217;s respect and build relationships with trust and mutual benefits </p>
<p>So how do you make new acquaintances or improve the ones you already have? Usually you will start with &#8220;small talk&#8221; such as &#8220;Wonder if it will rain today&#8221;. </p>
<p>Look for opportunities and find ways to create bridges to other topics. Build on those. </p>
<p>Small talk will allow you to get a feel for someone and let you expand the conversation to other subjects that is of interest to both of you. </p>
<p>Good small talk involves building up conversation while becoming aware of the other&#8217;s passion. With a friendly tone, a desire to connect and sensitivity you can build a rapport. </p>
<p>With respect for others beliefs, talents and opinions you can start an intelligent and friendly relationship with others. </p>
<p>Think about making use of these relationship ideas and you&#8217;ll begin to feel real power when making new connections. </p>
<p>Eye contact is important. It shows your interest, respect and desire to listen. Keeping eye contact does not mean starring intensely at another person to make them feel uncomfortable. You want to briefly look away at intervals and then back. This will telegraph to the person that you are indeed interested but will let them feel relaxed as well. </p>
<p>Your body posture and gestures will send the real message to your companion, no matter what you are saying verbally. </p>
<p>If you are animated without being too aggressive, then they will feel that you are deeply involved in the conversation and sincere. </p>
<p>What about your facial expressions? Are you smiling, surprised or do you convey a sense of boredom and detachment? </p>
<p>Listen to their response without interrupting. When they are done with their points, summarize what they said. Do not repeat, but rephrase it in your own words so that they know that you really did listen and got their message. You are not just repeating what they said like a parrot. </p>
<p>Please don&#8217;t repeat everything they say! Just repeat the intriguing points or something that may need clarification. </p>
<p>Ask them questions about the subject they are discussing. If you have an authentic interest, then they will feel as though you are enjoying the conversation. </p>
<p>If you treat others with respect and interest in an honest way that reflects your best character, they will value your input and be truly glad to converse with you again. </p>
<p>Mastering relationships is the greatest way to make new friends, companions and business associates that can build your happiness, quality of life and success that you deserve. </p>
<p>Remember, you must respect and like yourself first, if you want to build genuine relationships with others. </p>
<p>Mastering relationships is the most valuable attribute you will ever discover! </p>
